BTW – I did not do it yet but you may want to think on leverage.  Once you are highly leveraged your ROE is higher in good times and lower in bad times.  Also you need to be extra careful saying that NVR have no write off – it might be that they are afraid to come out to admit it – GAAP is gray here.</description>
